Seville Residences at Circulo Verde opens showroom

Seville Residences, one of the first residential towers to be constructed in the new Ortigas & Co. development, Circulo Verde, opened its showroom at Greenhills Shopping Center last May 19. Set for turnover in 2014, Seville Residences will have 15 residential floors, two retail floors, and a two-level podium parking.

Seville is part of the P15 billion Circuo Verde property development project of Ortigas & Co., phase one of which will continue this year.

"We are on time. In 2009, we were meeting our construction timelines, especially our first two residential towers - Majorca and Ibiza. The company completed the foundations of these towers last year. Sales have also continued to be good with Majorca already sold out and Ibiza with a few units left," said Joey Santos, deputy COO and GM of Ortigas & Co.'s Real Estate Division. "In 2010, we will continue the first phase development with two residential towers."

The model units at Greenhills Shopping Center are a two-bedroom corner unit (69 sqm.) and a three-bedroom split layout (95 sqm.), having the standard living room, dining area, kitchen, master bedroom, common toilet and bath, and a maid's room. Two-bedroom units house some extra features such as a wrap-around balcony giving an airy living space. Three-bedroom units have provisions for a study and a walk-in closet in the master bedroom.

Seville's interior was designed by Architect Michelle Manzano-Odulio. "The two-bedroom units was designed to be modern and chic, using colors like black, red, white, and silver. It's meant for a younger crowd as opposed to the three-bedroom unit that is more contemporary and sophisticated," she said.

Following Circulo Vede's green theme, she also created the lobby with leaf designs in the ceiling, resin panels, and silver, stainless lines.

Being a development that is 'family-centric', Seville is also ideal for start-up families, families with young children, and empty-nesters. Prices range from P3.7 million to P4.3 million for single bedroom units (without parking), P6.1million to P6.8 million for two-bedroom units (with parking) and P8.4 million to P9 million for three-bedroom (with parking).

Phase one of Circulo Verde would be finished in five years. The whole development is planned to have a total of 15 residential towers upon completion, and 70 percent of the land area will be allocated for parks, playgrounds, as well as jogging and biking lanes.

The developer has made precautions against impending calamities like floods, hence, P350 million will be spent in flood protection technology such as building a retaining wall, which will run one kilometer on the periphery of Circulo Verde and an eight-meter elevation from the Marikina River.More information can be requested by e-mailing: circuloverde@ortigas.com.ph.
